New Waterfront Access in Bristol, Rhode Island

An article on EastBayRI.com reports that Russell Karian, owner of Robin Rugs on Thames Street on Rhode Island’s Bristol Harbor, has deeded the riparian rights in front of the factory to the town. About 315 linear feet of waterfront was signed over to the town on August 11, according to the article. Riparian rights grant the owner the ability to build docks, slips, and piers on the shore.

Besides opening up the possibility of expanding dock space on the new waterfront, the public will be able to walk along the waterfront from near the State Street dock to Constitution Street. Mr. Karian has agreed to build a boardwalk along the waterfront to the boardwalk that winds through Rockwell Park, as well as a gazebo.

This deal was made during Mr. Karian’s application to the planning board to transform the sprawling historic factory that houses Robin Rug into 98 luxury condominiums and 24,670 square feet of commercial space, build an interior courtyard, and sell 10 of the condos as affordable housing.
